The detail

The Problem

Certificate validation was outsourced and sample-based. Lifecycle planning relied on set cycle assumptions rather than the real condition and performance of each asset, and there was no reliable way to see engineer, equipment or appliance performance behind the paperwork.

What TCW Did

TCW checks every incoming gas and electrical certificate against embedded legislation, ACOPs, British Standards and engineering calculations, reconciles each one to a verified asset record, and feeds validated attributes back into live asset data with a permanent audit trail.

The Solution

Not only did it provide a sanity check, it told South Liverpool Homes far more about their assets than they thought possible. The software gave insight into the performance of assets, engineers and equipment.

It enabled predictive analytics on boilers, flagged testing equipment issues, and highlighted human factors — such as some engineers spotting issues that others do not — leading to performance management and targeted training.

It also changed process. On gas, it allowed the consolidation of automated processes that previously required separate management.

Onboarding and Support

The set-up and onboarding process was straightforward. Although it is a complex system, it is laid out simply so that it is intuitive and easy to use, with bespoke reports highlighting the specific issues so it is clear when there is a problem.

The help desk is responsive, tickets are easy to raise and turnaround times are fast. Changes expected to take over a month within a development cycle were delivered in a couple of weeks — feedback is actively sought and used to develop the system around daily users.

The Benefits

  • Transparency: reliable certificate data feeding live asset attributes, with a full audit trail.
  • Increased productivity across the compliance and asset teams.
  • Decreased human error in validation and record-keeping.
  • Bespoke reports, including C2 and C3 analysis, run straight from the software.
  • Intelligent lifecycles that replace set cycle assumptions and mitigate future cost.
  • Self-reliance: a continuous sanity check that risk to customers is being reduced.
  • Deeper asset knowledge, so regulatory change can be absorbed efficiently.
  • £62,000 per annum saved against existing certificate validation contracts.
David Chatterton

“If you don't have the intelligence behind your data you can't accurately know your assets or your lifecycles. The software enables us to have control and transparency, knowing we are doing everything we can to reduce risks for our customers and setting new standards in the social housing sector — it puts us firmly in the driving seat!”

Named client case studies are published with client permission and reflect their own reported figures. Remaining studies are composites drawn from anonymised TCW deployments — client names withheld under confidentiality, with figures reflecting measured platform outputs across comparable portfolios.
